Our campaign

While Rothley residents are realistic enough to accept that the village should evolve we are all concerned with how substantial developments are widening the village borders, merging with other villages and changing the unique rural characteristics of the village.

This website intends to collect relevant, serious and well informed contributions to present to governing bodies when considering major developments within the village, both now and in the future.

The aim of this campaign is to provide Rothley with a more pro-active voice rather than a following the current prescriptive procedures set out by local and central government which appear to be tainted by developers.

This web site is the property of the whole village and has been designed to allow any concerns relating to any building development to be discussed.

Detailed below are our seven key issues with the proposed development:

1.0

Size of Development

 

The new proposal combined with the current development will increase the village by 21%, from 1,591 to 1,910 homes.

 

Disproportionate amount of development in Rothley compared to the other so called ‘Service Centres’ in the Charnwood area.

   

2.0

Location of Development

 

Outside current settlement boundary – without justification.

 

Topography of the site means the development will have a detrimental impact on the village’s unique character – particularly from the southern approach and the conservation area of Town Green.

 

The amount of new development to the south of the village appears to be merging with Birstall, threatening the context and overall character of the village.

   

3.0

Relocation of a Working Farm

 

We believe this contravenes national planning policy as it threatens the open nature of the possible relocated site.

 

Contributes to the loss of the existing character of the village.

   

4.0

Detrimental Impact on the Conservation Area

 

The development will have a detrimental impact on the context of Town Green as the site will dominate the conservation area due to its siteing at the top of a hill.

 

Situated between the two original conservation areas.

   

5.0

Flooding

 

Rothley is in a recognized flood plain.

 

Current proposal has increased the issue of flooding.

 

The drainage information submitted with the application is inadequate and should be fully resolved before this application was made.

   

6.0

Traffic increase on the Village

 

Currently too busy at Woodgate shops.

 

Back log at Hallfield Lane traffic lights.

 

The new proposed entrance on Hall fields lane is on a bend which dips over a bridge – low visibility, any increase on visibility splays will have a substantial impact on the character of this part of the Village.

 

Contradicts guidelines in ‘Rothley Conservation Area Character Appraisal’.

   

7.0

Lack of Public facilities

 

No Doctors, or Dentist.

 

School is already full.

 

No community facilities have been allowed for in the new proposal.
